Tracy Preston, Department Manager of the Commercial Management Division of MMJ Wollongong has been announced as a Finalist in the Real Estate Institute of NSW’s Annual Awards for Excellence, in the Category of Commercial Property Management. Congratulations to Tracy Preston of MMJ Commercial Management Tracy has devoted her career to Commercial Property Management since completing a Land Economics Degree at the University of Technology Sydney and now boasts an impressive career in Commercial Property Management spanning more than 13 years.

WARREN AND TANIA TO APPEAR ON CHANNEL NINE’S NEW SHOW ‘RANDOM ACTS OF KINDNESS’ to air on July 12th, 2009
"And when I thought my life couldn’t get any better, while enjoying a barbecue on our back deck with Warren’s family and his mates to celebrate their achievement in winning the ‘Pride of Australia Award’ TM for Mateship, we were pleasantly surprised when a visit came from Channel 9’s Karl Stefanovic for a new show called ‘Random Acts of Kindness’.
I couldn’t believe this was all happening. We were all totally caught unaware as film crews came running down the side of our house and up onto our back deck saying, ‘Surprise’. Warren’s father and mate Tim were in on the act and the rest of us were dumb founded in shock. It was the sought of thing you see happen to others on television and you could never dream that you would be chosen out of everyone in Australia for this to happen to you.
Karl said that he had been watching our story closely and was so touched by Warren’s tenacity and strength of spirit, along with my love, devotion and commitment to him over the years in caring for him, that he wanted to give back something to our family and also to his mates for sticking by him."

MMJ held a successful Group Auction yesterday at the Wollongong Golf Club with 3 out of 4 properties selling on the night. The highlight of the night being the sale of the Keelong Juvenile Justice Centre site at Cordeaux Heights. An Illawarra family paid $2.75 million for the 6ha site.
Daniel Frazer, from MMJ Wollongong, said the family wished to remain anonymous and were "tight-lipped" about their plans for the site. "It will be some sort of development or alternate use," Mr Frazer said. The site did not sell at auction, with the highest bidder only offering $2.4 million. A hive of activity after the auction led to the successful negotiation and eventual sale by Daniel Frazer.
Other properties successfully sold on the night included a development site at 60 Princes Highway, Corrimal. Agent James Ianni was pleased with the result and advised the new owners do plan to redevelop the site.
A commercial property at 1 Luso Drive, Unanderra was also snapped up under the hammer by a local investor for $1.24 million which represented an approx nett yeild of 8.5%.

| New Housing Plan Released by State Government |

The State Government announced a NSW Housing Construction Acceleration Plan (HCAP) in the NSW Budget 2009-10.
In short, the HCAP means that transfer duty on certain contracts for sale or transfers of certain residential property in NSW will be cut by 50%.
The HCAP will apply to anyone other than persons eligible for a First Home Owner Grant or for NSW First Home Plus stamp duty benefits.
The HCAP will only be available:
to an agreement for sale or a transfer (with no prior contract) of a new home that is, a home that is complete and ready for occupation that has not previously been occupied or sold as a place of residence (and this can include a substantially renovated home); executed on or after 1 July 2009 and before 1 January 2010; where the dutiable value does not exceed $600,000; where the whole of the land is sold or transferred or, if the land is a parcel of land on which two or more homes are built, or are being built, where the Chief Commissioner is satisfied the property is an exclusive occupancy; where the home and the land on which the home is located are intended to be used only for residential purposes and purposes ancillary to use and occupation for residential purposes and not for commercial, industrial or professional purposes; in the case of an off the plan purchase, the agreement must state that the sale or transfer must be completed before 30 June 2011 or, in any other case, the agreement must be completed before 30 June 2011. The Chief Commissioner has a discretion to extend this date where delay is beyond the control of the parties; where none of the transferees is eligible for the First Home Owner Grant or for NSW First Home Plus stamp duty benefits; and where application for the HCAP is made in approved form and is approved by the Chief Commissioner. The HCAP can be claimed more than once provided the that all of the eligibility criteria are satisfied.
There is no limit on the age of a new home. So long as the home has not previously been occupied or sold as a place of residence it can be a “new home”.
If a contract for purchase of a new home has already been entered into before 1 July 2009, both the contract and the transfer (even if the transfer is made on or after 1 July 2009) will be ineligible for the HCAP and any replacement agreement for such an existing contract that is made on or after 1 July 2009 will also be ineligible.
Vacant land
To be eligible for the HCAP, the contract or transfer must be completed after the new home has been built. The purchase of a vacant block without a new home that is complete and ready for occupation at the time of the transfer of the land will be ineligible for the new HCAP. This means that the 100% rate of transfer duty will still apply to the transfer of vacant land in NSW.
In some circumstances, the transfer duty payable on the transfer of a vacant block could actually be less than the HCAP 50% rate of transfer duty payable on the transfer (or agreement to transfer) of the land plus new home. This means that calculations should be undertaken to determine if it might be preferable for a purchaser to purchase and take a transfer of vacant land and subsequently build a new home on it, rather than taking a transfer of the land plus a new home where the HCAP conditions are satisfied.
Example 1 Vacant land cost: $300,000 Transfer duty at 100%: $8,990
Land plus new building/residence cost: $500,000 Transfer duty at 50% = $17,990/2 = $8,995
Example 2 Vacant land cost: $300,000 Transfer duty at 100%: $8,990
Land plus new building/residence cost: $550,000 Transfer duty at 50% = $20,240/2 = $10,120 $1,130 more duty under HCAP General
The Chief Commissioner may reassess the duty chargeable if the Chief Commissioner forms the opinion that the agreement or transfer is not eligible under the scheme, including in a case where approval was given in anticipation of compliance |

| MMJ Boys Grow a Mo for Movember |

Movember the month formerly known as November is a charity event held during November each year and the guys from MMJ have participated by growing a 'mo' in an effort to raise funds for a very worthy cause.
At the start of Movember the guys registered with a clean shaven face and since have been taming and grooming styles ranging from the 'Handle Bars' to the 'Regent'.
Daniel Hastings from our Wollongong Office was selected as ABC Radio Illawarra's Movember Man and has been providing regular updates on the life as a Movember participant. Including the wifes (low) opinion, his clients reaction and the maintenance required for a great mo!
Movember was founded in Australia and raises as much money and awareness about Depression and Prostate Cancer.

The team at MMJ are fund raising for breast cancer research for the whole month of October finishing up with a scrumptious breakfast for their clients on Thursday 18th October at the Wollongong Golf Club. All proceeds are being donated to the National Breast Cancer Foundation.
The National Breast Cancer Foundation is the only national not-for-profit organisation that is dedicated to supporting and promoting high quality research into the prevention, detection and treatment of breast cancer.
The foundation is committed to funding high quality research responsive to the needs and interests of woman affected by breast cancer. Since being established in 1994, the Foundation has awarded more than $27.4 million to 158 breast cancer research projects across Australia.
Initiatives such as the fund raising by the team at MMJ make a vital contribution towards allowing the Foundation to continue its work.

Martin Morris & Jones Wollongong has again been nominated for Commercial Agency of the Year by the Real Estate Institute of NSW.
This is the second year in a row Martin Morris & Jones has been recognised for its outstanding achievements and nominated in this category. "The Awards reward those who strive to uphold the highest professional standards in our industry," said REINSW President Christine Castle.
The awards, which consist of 22 categories, are based broadly on specialist Chapters within the institute. The categories are judged by Chapter Committee members and, where appropriate, external judges, assisted by REINSW Education & Training and other professional institute staff.
Each year, the criteria are reassessed to ensure that the awards reflect the work of those members whose exemplary professional practice sets the standards for other agents to emulate.
Katie Miller from Martin Morris & Jones Wollongong has also been nominated in the category of Excellence in Corporate Support, which recognises the outstanding commitment by support staff.
The winners will be announced at the Institute's annual dinner, a black tie event held on 20 October at the Sydney Convention and Exhibition Centre. Master of Ceremonies for the night will be Tony Squires.

Last Friday, Wollongong’s Lord Mayor, Councilor Alex Darling, conducted the “topping out” ceremony for the city’s newest apartment and retail development, The Eclipse, which will be a major tourism boost for the city.
Standing on top of the nine-storey building, the Lord Mayor will sign a structural column which contains the signatures of many of the project’s construction workers.
“Combining residential apartments, serviced apartments and retail, our project is the first of its kind in Wollongong, and today’s ceremony marks the completion of the building’s structure,” said Managing Director of the Quantum Group, Peter Gribble.
Located on the corner of Market and Corrimal Streets, The Eclipse is close to Crown Street Mall, and the beach. The Eclipse will have 71 serviced apartments operated by Medina Apartment Hotels, 30 residential apartments, along with retail outlets and cafés offering alfresco dining. The upper levels of The Eclipse offer panoramic views of the ocean, the Illawarra escarpment, the WIN Entertainment Centre and WIN Stadium.
“Having already completed the award winning Fairways and Pavilions City Beach complex, this project further demonstrates the Quantum Group’s confidence in Wollongong’s future and its growing tourism potential,” said Mr Gribble.
“The Eclipse will add to the variety of 4 star accommodation and meeting facilities available in the city as well as adding to the availability of quality rental properties. There has already been a great deal of interest in the project and even though it’s only half complete, 60% of the more than 100 apartments have already been sold,” Mr Gribble added.
Features of the development for residents and guests include:
• Gymnasium
• Swimming pool
• Three conference rooms, theatre style capacity for up to 110 people
• Car parking
With work now continuing on the installation of services and fitting out the apartments, the project is on track for completion early next year.
Quantum is seeking expressions of interest from quality café and restaurant operators who would also provide room service for the Medina Apartments.
The Eclipse combines the skills of the Quantum Group, construction company St Hillier’s and Medina Apartment Hotels.

MMJ Seminar Gives a Glimpse into the Economy for 2007
The Chief Economist, Markets for the National Australian Bank, Rob Henderson, gave an interesting forecast on the outlook for the economy in 2007.
At our most recent seminar on Friday 23rd February, Rob Henderson presented “2007 Economic Outlook” to approx 60 guests at the Wollongong Golf Club.
Rob touched on the Global Economy, the Australian Economy and the Currency Outlook. He reported that housing demand is down after the recent rate hikes, however , expects a 2.5% national average house price rise over the coming year. nabCapital expect a gradual cooling in the world’s major economies.
Rob has been Chief Economist - Markets of nabCapital for two years. Rob has a Masters Degree in Economics from the Australian National University and 30 years experience working as an economist with the Australian Government and the private sector.
He joined NAB from Dresdner Bank in 2001, where he was Director and Chief Economist.
Daniel Hastings was the MC for the morning and said “It was a positive event and I think we all took something away from it.”

The most prestigious event of the year for the Real Estate Institute of New South Wales was held on Saturday with the Annual Awards for Excellence.
More than 600 people from the most outstanding Real Estate offices in the state gathered together at the Hilton in Sydney to recognise some of the best in the business.
Martin Morris & Jones were nominated for two awards, Excellence in Commercial Agency and Excellence in Copywriting, winning the Copywriting Award.
Martin Morris & Jones was the only real estate office in Wollongong nominated for an award and now has the opportunity to progress to the National Awards to be held in March 2007. |
