Request for Rental Assistance

We understand that COVID -19 has impacted the ability to pay rent for some of our tenants and wish to assist however we can. 

To be eligible for any rental assistance, we require some important documents from you to support and progress your request. The supply of these documents assists in demonstrating that you have been impacted by COVID-19. Without the supporting documents, the landlord cannot determine whether you are an “impacted tenant” and so reserves all of its rights to issue a termination notice or apply to NCAT for a termination order should your rent not be paid.

We remind you that there has been no change to your obligation to pay rent under the Lease and that you are still required to pay the full amount of rent in accordance with the terms of the Lease until such time as the parties otherwise agree.

We kindly request that you provide the supporting evidence as soon as possible. Upon receipt of same, we can progress Your Request and obtain instructions from the landlord, with the aim of successfully negotiating an appropriate arrangement agreed by both parties, in good faith, tailored specifically to your particular circumstances.

In order for the landlord to properly consider Your Request and to assess whether you are an impacted tenant, please provide the following information:

Has any one or more rent-paying members (defined below) of the household lost employment or income as a result of the impact of the COVID-19 pandemic?
“rent-paying member” of a household means any member of the household who regularly contributes towards the rent payable under a residential tenancy agreement for the residential premises in which the household resides.
Has any one or more rent-paying members of the household had a reduction in work hours or income as a result of the impact of the COVID-19 pandemic?

Has any one or more rent-paying members of the household had to stop working, or materially reduce the member’s work hours because of:

(a) the member’s illness with COVID-19;
(b) another member of the household’s illness with COVID-19; or
(c) the member’s carer responsibilities for a family member ill with COVID-19
As a result of any of the matters stated in the questions above, has the weekly housing income been reduced by at least 25% compared to the average of the weekly household income for the 4 weeks immediately preceding 26/06/2021?
Are you a member of a household impacted by the COVID-19 pandemic?
Note: You should answer “Yes” to this question 5 only if you have answered “Yes” to any of questions 1-3 AND “Yes” to question 4
Have any one or more rent-paying members of the household ceased employment on a temporary basis?
Will any one or more rent-paying members of the household be re-employed once the COVID-19 pandemic/lockdown is over?
Has the tenant given the landlord notice that the tenant is an impacted tenant?
Can the tenant make at least 25% of the rent payable under the residential tenancy agreement?
If the tenant cannot make at least 25% of the rent payable under the residential tenancy agreement, can any one or more rent-paying members of the household make part payments towards rent?
Are any one or more rent-paying members of the household eligible for, or have they applied for or received, income support or any other form of Government assistance, including (without limitation) assistance offered in response to the COVID-19 pandemic?
