Below is a detailed breakdown of MMJ Wollongong’s Residential Management Services Schedule. It outlines exactly what’s included in our service offering, so you can feel confident knowing how we support you and your investment every step of the way.

Management Fee: 7.7%

Includes:
Collection of rent, overseeing property repairs, routine inspections, annual rent reviews to ensure your return on investment is maximised, compliance management, general day-to-day management of your property, tenant queries, payment of outgoing disbursements such as water rates, council rates, strata, and insurance, arrange reimbursement of water usage from tenants (if water compliant property), issuing of notices in accordance with legislation, monthly disbursement of rental funds to you and twice monthly payment of bills.

You will be assigned your own dedicated property manager with a team of assistants to handle tenancy requirements, final inspections, bond refunds and more.

24/7 owner access through the landlords portal app where you can easily access information such as where rent is paid up to, latest inspection reports, your statements and maintenance.

Marketing: $399

Letting Fee: One week's rent + GST

• Backend management through the InspectRealEstate system with tenant booking   management and unlimited inspections
• Open property for inspections
• Application processing
• Blacklist checks against two major tenancy databases
• Reference checking via email and phone calls
• Collection of holding deposit
• Compliance management for smoke alarms, blind cords and safety switches (additional   cost for certificate)
• Water Efficiency liaising with plumber (additional cost for certificate)
• Thorough ingoing condition report with unlimited photographs
• Dedicated Leasing Consultant to find you the best tenant
• Bond lodgement with NSW Fair Trading
• Detailed weekly owner reports

Lease Preparation: $33

Preparation and execution of a compliant and up to date standard form residential tenancy agreement. We also provide a tenancy handbook guide to renting for the tenant and tenancy handover pack.

Admin Fee: $11

Covers the costs of bank fees, admin staff, company software, SMS messages, computer and internet costs, postage and stationery, Docusign electronic agreements and statement generation.

Annual Financial Statement: $55

Preparation of an ATO compliant FY Tax summary showing all income and expenditure. This is provided in accrual form and a cash report is available on request.

Invoice Management Fee: 7.7%

Collection of recoverables such as tenant contributions, water usage and break lease fees.
