Now that Spring has sprung, we expect an increase in competition for the property market. One way to make your property stand out against the rest is to hire professional property styling.

It is hard to give an exact figure on the expected return on investment for property styling as its hard to compare an exact property with and without furniture, however, MMJ Wollongong recently did just that and proved how much first impressions really count.

The vendor of a recently listed 2 bedroom unit in a prime location of Wollongong's CBD was encouraged to invest in property styling however at the time, the vendor was not interested. 

The campaign commenced with professional property photos that incorporated the tenant's furniture. The listing was online for 84 days with two offers well below the vendors expectations. The tenant then moved out and the agent saw a perfect opportunity to again encourage the vendor into property styling to increase their potential return. 

The vendor agreed to a furniture package and re-photographed the property. Within 24 hours of the property going online with its 'new look' it received 29% more views than its very first launch. Not only that, the first inspection after going live with the 'new look' saw 12 interested parties in comparison to the first inspection 84 days earlier which saw only 6 - that's double the interest through the door. 

7 days later, a contract was signed above the vendor expectations. The property achieved an improved offer of nearly 8 times what the furniture hire cost was.
